Navigating the Real Estate Market in the USA: A Personal Journey

After several years of living in the United States and going through the buying and selling process a few times, I realized that having a real estate agent can be somewhat limited, especially when you acquire a bit of knowledge yourself. This time, I decided to take the plunge and sell my house as a For Sale By Owner (FSBO). With the housing market in a slump, particularly in Texas where news reports constantly highlight a crash in house prices, we felt a mix of apprehension and determination to go solo. Our property, a 40-year-old home in an average school district with an 8/10 rating, had foundation issues which made the decision to sell even more critical. Surprisingly, we managed to sell our house within three days—a relief indeed! 🌈

Why DIY Selling is Worth Considering

If you’re a young person looking to dip your toes into selling or buying a home for the first time, hiring an agent is often the best route. However, even when you work with a realtor, you’ll find yourself scrutinizing every document. Knowledge is power in real estate transactions!

Steps to Successfully Sell Your Home on Your Own

Selling my house independently turned out to be easier than I anticipated:

  • Register on FSBO Websites: I signed up on fsbo.com for just $100, which allowed me to list on Redfin. Additionally, I uploaded free photos to Zillow. Our final decision was to choose the $400 MLS option, which lists our property on all major trading platforms—this was crucial since many Texas residents prefer HAR.
  • Upload Your Property Photos: All photos were taken with my smartphone, ensuring they showcased the home effectively. I filled out the seller’s disclosure and property information step-by-step. Once everything was submitted, my listing went live within 24 hours, making my home viewable to potential buyers.
  • Manage Showings and Inquiries: We installed a lockbox on the door, allowing prospective buyers to tour the house while we temporarily stepped out. All contact information on the sites was directed to my husband’s mobile phone, and it wasn’t long before agents started reaching out.
  • Understanding Agent Commissions: Offering a 6% commission to buyer agents is not a legal requirement but rather an industry norm. While selling independently saves you the 3% seller’s commission, you must consider offering a fee to buyer agents to attract their clients to your property.

Final Thoughts

Even with the challenges of selling an outdated home in a less than stellar market, we managed a quick sale. It’s important to be informed and proactive. If you think you can handle the intricacies of home buying or selling, going the FSBO route might just be the perfect choice for you! 🏡

Whether you’re a seasoned investor or a first-time home seller, staying informed and engaged in the process can lead to fruitful outcomes.
